Team Overview: The successful candidate will work as part of an experienced team and will have the opportunity to work on various asset types (office, retail, industrial, living & hospitality and alternative) and risk profiles (Core, Core+, and Value-Add). This internship offers diverse responsibilities and provides valuable exposure to build your skills and prepare you for a successful career in real estate. The person should be enthusiastic and eager to learn.
Role and Accountabilities
This role will assist the Paris team in evaluating, structuring, and closing real estate transactions (acquisitions and sales). The successful candidate will participate in the due diligence process and contribute to the analysis of value enhancement opportunities for our existing and future portfolios.
Responsibilities will focus on acquiring properties mainly located in France but also other European locations working as part of a European team based in Paris, Munich, London, and Amsterdam
Reviewing proposed acquisitions and sales to ensure defined criteria is met
Developing pro forma financials on both a pre-tax and after-tax basis
Gathering and evaluating economic, demographic, and real estate market data
Ensuring pricing is appropriate within the context of the prevailing market
Preparing Introduction and Investment Committees materials
Reviewing legal documents and other materials as part of the due diligence process
Frequent property inspections
Collaborating with Research teams to ensure “target markets” are considered when evaluating potential locations and themes for new investments
Continually monitor conditions within local markets to have a framework from which to evaluate new investments
Liaising with relevant colleagues (from the Fund Management, Asset Management, Investor Relations, Legal, Tax, Finance, and Financing teams) as well as coordinating external service providers in that respect
Active and efficient dialogue with Fund Managers about the required investment products (desired sector / geographic weightings, income profile etc.)
Required Qualifications & Experience:
Candidates with experience and expertise in real estate market(s) and acquisitions (through internships) will be preferred
Ability to build strong internal and external networks
Understanding of the complex investment fundamentals of each individual transaction and the underlying sectors/assets
Ability to work both independently and as a team within an international environment, in a reactive and accountable manner and demonstrating initiative
Ability to contribute successfully and efficiently to closing deals; whilst discarding deals that do not meet investor criteria
Strong analytical ability and attention to detail
Highly developed verbal and written communication skills
Excellent multi-tasking skills
Excellent PC skills (Word, Excel, PowerPoint, Argus)
Currently completing or recently completed a Master's degree from a top-tier business or engineering school
Fluent in English & French (spoken & written)
Experience in Valuation would be a plus
